Quitclaim Deed

A quitclaim deed is a legal document used in real estate transactions to transfer the ownership interest, or “title,” of a property from one person (the grantor) to another (the grantee) without any warranties or guarantees about the property’s title. Unlike a warranty deed, a quitclaim deed offers no assurance that the grantor actually owns the property or that the title is free of any liens, encumbrances, or defects.
