Common Elements

“Common elements” refer to areas, features, or amenities within a condominium, housing complex, or shared property that are collectively owned and used by all the unit owners or residents. These elements are not owned individually by any single resident but are instead owned jointly by all members of the community, typically managed by a homeowners’ association (HOA) or a condominium board.
