Servient Tenement

A servient tenement is a legal term used in property law to describe a parcel of land that is subject to an easement or other similar right in favor of another property, known as the dominant tenement. The servient tenement bears the burden of the easement, meaning the owner of the servient tenement must allow the owner of the dominant tenement to use a part of their land in a specific way.
