Special Warranty Deed

A special warranty deed is a type of real estate deed in which the grantor (seller) guarantees that the property being transferred has not been subject to any encumbrances, liens, or title defects during the time they owned the property. However, unlike a general warranty deed, a special warranty deed does not provide any guarantees about the title’s condition before the grantor’s ownership.
