Subsearch

A subsearch (or subsequent search) is a process used in real estate transactions, particularly in the context of title searches. It involves conducting a follow-up search of public records to identify any new claims, liens, encumbrances, or changes to the title of a property that may have occurred after an initial title search was performed but before the transaction is finalized.

The purpose of a subsearch is to ensure that the property’s title remains clear and free of any issues that could affect the buyer’s ownership rights or the lender’s interest in the property. This search is typically done close to the closing date of the transaction to catch any last-minute issues that could impact the deal.
